What is actually included?

Move-in readiness can vary from one property to another.

Compare the floor plan, finishes, appliances, basement development, garage completion, deck, fence, landscaping, air conditioning, window coverings and other items.

Purchase price is only the starting point. Consider GST where applicable and the cost of completing missing items.

An unfinished basement is not automatically negative

Future work for one buyer can be flexibility for another.

An unfinished basement can allow future bedrooms, bathrooms, storage or recreation space. Compare the cost and practicality with the value of choosing the layout yourself.

Warranty and inspection still matter

New does not mean there is nothing to verify.

Understand the actual warranty documents, coverage, exclusions, timelines and responsibilities.

Appropriate inspection, deficiency review and documentation can still matter in a new home.

Timing and the neighbourhood

A developing community can keep changing after possession.

Completed inventory, nearly completed homes and homes under construction have different levels of timing certainty. Trades, materials, weather, inspections and approvals can affect schedules.

Construction traffic, changing views, future roads, amenities and neighbouring lots may remain part of the experience.

Incentives, GST and property tax

Verify the actual terms and avoid assumptions.

Upgrades, appliance packages, landscaping, rate programs and promotions need context. Verify what is offered, by whom and under what conditions.

Confirm how GST is addressed in the agreement and obtain tax advice where required. A new property's tax history may not yet reflect the completed home.
